Although this deposit is refundable, the landlord can use this amount to pay for any repairs needed to restore the property to the state it was in when it was rented out to you.

Another thing you have to keep in mind is that you will also have to register your tenancy contract with Ejari, which is going to cost you AED 160. To set up your DEWA (Dubai Electricity and Water Authority) account, you will also have to pay a refundable deposit between AED 1,000 and AED 2,000 for an apartment, and a deposit of AED 2,000 to AED 4,000 for a villa.
